In the heart of Beverly’s vibrant downtown is Windover’s seventh upscale apartment community with developer Beverly Crossing. The mixed-use community consists of two buildings with a combined 126 units along with street level retail and restaurant space. Other amenities include an open courtyard with grilling and seating, a penthouse Sky Lounge with roof deck, conference space, fitness space, and an indoor parking garage.
Being in the hub of Rantoul Street and in close proximity to the commuter rail is ideal for tenants, but posed the challenge to the construction team of navigating a tight site on a busy street with abutting residences and businesses. Our team utilized modular construction to relieve some of this constraint and to expedite construction. The larger building consists of two levels of steel and four levels of modular construction, while the smaller building has one level of steel and four levels of modular.
Drone mapping, laser scanning, and BIM coordination were combined in an unprecedented way to seemlessly coordinate the two building systems, conventional and modular. The technologies captured as-built conditions to coordinate and identify any potential conflicts with the modular units being manufactured offsite. Drone mapping and laser scanning were applied in a novel way to evaluate envelope plumbness. During prefabrication and construction, laser scanning was performed to document as-built conditions to be used for the future facility management product.
